The Ten Things Buyers Look For in a Home – Homes for Sale in Philadelphia

The latest generation of home buyers is young, and they are considerably different to those who preceded them. Their needs, likes and dislikes, preferred lifestyles, and their aspirations are all quite unique, and so their demands from real estate and what they look for in a home is rather distinct too.

Whereas the home buyers of yesterday included a large majority of couples and families looking for peace and quiet in the suburbs, people looking at homes for sale in Philadelphia today consist mostly of young, empowered single women, as well as a healthy dose of same sex couples. When the new generation of buyers looks for a home in Philadelphia, particularly in locations such as Main Line Philadelphia or Wayne, PA, the following are some of the things they place great emphasis on.

1. A Question of Quality

The neighborhood today is just as important as the home itself. The modern home buyers do not simply consider the homes for sale in Main Line area, but they assess the surrounding area with an increasingly critical eye too. Street crime statistics, landscaping, proximity to good schools, and the type of families already living in the area are just some of the factors taken into consideration.

2. The Affordability Agenda

Following the recession of the not too distant past, buyers are increasingly aware of financial risks and concerns. They are also constrained by an increasingly competitive job market. Therefore, the affordability of the homes they are looking at is a major factor to consider.

3. The Maintenance Mantra

When the modern home buyer looks at a house in the suburbs, they automatically think maintenance. So, their turn their attention towards more urbanized areas such as Main Line Philadelphia or Wayne, PA. They want homes that do not drain their incomes through maintenance costs, but are more affordable in relation to their upkeep.

4. The Social Situation

The majority of today’s home buyers grew up in a world rapidly on its way to globalization, so they like to socialize. They want homes in growing, progressive urban centers where they can spend an active lifestyle and have plenty of opportunities to socialize with a large variety of people, from a diverse range of backgrounds.

5. A Longing for Longevity

When people bought homes as recently as five years ago, they expected to live in them for a majority of ten years, or even less, and then move on. Today, buyers look for a home that will last them longer – fifteen years or more – a home that can adapt to their dynamic lifestyle and evolve with them along the way.

6. The Demand for Design

The modern home is not composed of rooms, or at least it should not be, if buyer preferences are taken into account. The younger generation looks for spaces in a home, for open floor designs that allow them to throw parties and arrange get-togethers without too much hassle. They also desire spaces that can be converted into home offices, man caves, home theatres, or large, walk-in closets.

7. All the Amenities

As home buyers increasingly opt for the big city life, in places such as New York, Chicago, and Philadelphia, they seek to live in communities equipped with all the modern amenities available. So, when they look for a home in Main Line Philadelphia or in Wayne, PA, they require a close by gym, a business center, a spa, and maybe even a full time concierge.

8. The Energy Efficiency

In a recent survey by the National Association of Homebuilders, energy efficiency was top of the list for things considered highly important in new home construction by modern home buyers. The younger generation is increasingly aware of the planet’s dilemma, and living green is all the vogue today. So, they look for energy efficient appliances in homes in addition to homes constructed in an environment friendly way.

9. The Workplace Proximity

Urbanization continues to increase and so does the traffic on the roads, making it entirely too difficult and tiresome to commute over long distances. Increasing gas prices is also a constant concern. Modern home buyers therefore look for, and highly appreciate, a home that makes it convenient for them to travel to and from work on a daily basis and provides them with a better work-life balance.

10. The Technology Tantrum

People who seek to buy homes today are used to a life with gadgets, smart phones, and technology. They have always had access to it and they seek it everywhere, even when they look for a home to buy. So, if all the lights and appliances in the home can be switched on and off at the click of a single button, they are probably already sold on the house.
