Am I Seeing Everything? A Homebuyer’s Concern

Hadley and her friend Sally have decided on a buyer’s agent, in fact an EXCLUSIVE buyer’s agent, to use in helping Hadley buy her first home.

“I feel much better knowing the agent has a duty to protect only MY interests”, explained Hadley to Sally.

“I agree, but I care more about the agent knowing all the houses so I don’t miss any,” Sally pointed out. “Don’t you think some agents are more in the know about the homes that are on the market?”

“I asked that and she said all the homes get listed on the same ‘multiple listing’ database”, said Hadley. “She said I can even go onto her website and register to get all the new listings that come from this database directly. Don’t you think that will protect me?”

“I’m not sure I believe that,” Sally argued, “I never felt like I was seeing everything when I bought.” Sally, ever the skeptic, continued: “It seemed like the houses I asked about that I found online were always sold when I called to ask about them. I think my agent was not interested in them if they were not listed with her company. Or maybe the commissions were not high enough. Who knows?”

“Well”, consoled Hadley, we are supposed to come up with a list of homes we want to go see and go out this weekend. I know of at least 3 that I want to visit. Do you have any?”

“Sure, but isn’t it the agent’s job to tell us what to see?” Sally suggested.

“She is making her own list and we will look at some from each list. She will even tell us what the commissions are on each house so we can see she is not pushing one over another. ” Hadley explained further, “I thought that sounded like a good plan. She said it is hard to keep track after you see about 6 houses, though, so we may not see them all the first time out.”

• Sally has a lot of skepticism about the process and the true motivations of the agents. This is typical

• Hadley wants to have some control over seeing the available homes so is smart to register to get updates on a website that carries all the listings and is kept current.

• Agents who are Realtors who offer a search feature are required to keep those listings current. The public sites like Realtor.com, Zillow and Trulia are not always kept up-to-date.
