Spring is synonymous with rebirth: the flowers begin to bloom again, baby birds hatch from their eggs, and even the real estate market goes through its own revival. According to Fannie Mae’s April 2014 Housing Survey results, 42% of respondents said it was a good time to sell a home (compared to 30% last year). In addition, 69% of respondents also said that now was a good time to buy a home (an increase from the beginning of the 2014 year).

Trends in Late-Winter/Early-Spring

With the spring equinox falling on March 20, 2014, it seemed as though there would be no revival for the real estate market. NAR chief economist, Lawrence Yun, noted that, “current sales activity is underperforming by historical standards, there really should be stronger levels of home sales given our population growth.” Despite the fact that the population rate is rising, first-time buyers only accounted for a third of purchases in March. This may be due to the fact that even though first-time buyers may see a home for sale in Philadelphia that they would like to buy, there are too many rigid restrictions, such as credit card score requirements, keeping them from their purchase. Fortunately, these requirements are beginning to ease up a little to accommodate first-time, entry-level, single-income buyers.

Spring Market

The spring season motivates people to crawl out from underneath their blankets and enter into a newly reborn world, where the sun is shining, dogs are being walked, and people seem generally happier. Spring walks also introduce consumers to which houses are available in their neighbourhoods and inspire them to think about what they want in a home and when they would like to purchase it.
