Sage Realty Answers Your Realtor® Questions about Main Line Homes for Sale

  1. Do I need a Realtor® to buy a home?

Many buyers utilize public websites to locate Main Line homes for sale, however the multiple listing service (MLS) that agents subscribe to offers the most complete and up-to-date information available. Some homes are not listed on public sites and many times, the information found is out of date—so you may find a great house and then find that an offer has already been accepted. A good agent will point out the listings that they think will most interest you, then evaluate the condition and location of the home, assess the market price, and help you make a good offer. Once the offer is accepted, an agent will help you get your financial information and paperwork in order, run inspections, and guide you through the inevitable glitches that every transaction has. In short, an agent knows how to get you to closing.

  1. Do I have to pay a Realtor®?

In almost every buying transaction, buyers can avoid paying a Realtor®. Sellers negotiate with their listing agent for the total commission payable, so a buyers’ agent relies on the contractual obligation from the MLS that the listing agent has to share the commission. Buyers who have an agent do not pay more than buyers without one except in unusual circumstances.

  1. How long is the home buying process?

Every buyer is different.  Some take years and some know exactly what they want and are lucky enough to find it early on. A good buyer’s agent should be able to significantly shorten the time spent finding that perfect home. Once you are under agreement, you usually have about 45 days until you close. Unless you are paying cash, and then you can close much faster. One trap for the unwary is signing an agreement with a closing date 3 months away to accommodate school schedules or the seller´s needs, and then finding out that most lenders refuse to commit that far out on an interest rate. The buyer then has to risk that rates might go up such that they are unable to qualify for the loan, or pay extra to lock the rate for the longer period.

  1. How do you find homes for sale?  

At Sage, our Realtors® use many methods but the most reliable and common one is the MLS. Because we are members, we can help you buy just about every home listed no matter what company lists it. And our agents can help you sell to all the buyers out there who are in your market because practically 100% of Main Line homes for sale are offered through the MLS.

A majority of buyers looking for Main Line homes for sale also look online for homes, even if they end up buying through an agent. Searching online is a great way to get an idea of homes available, what you are looking for and the general price range. However the photos only tell part of the story. You may find that the house which looked perfect in the pictures, was actually photographed with a wide angle lens, is right next to a loud road or factory, or is much smaller than it seemed.

The opposite is true as well. We always advise people against eliminating a house based only on pictures. If the house is the type you want, in a good location, at a reasonable price, you should look at it in person—some people are just bad photographers.

If you do find something online, call your agent! They may have already seen the house and have input about the builder’s reputation for quality. Having your own agent costs you nothing, so take advantage of the opportunity to have a knowledgeable person in your corner, especially when you are considering such a big investment!
