No Dual AgencyH

Dual agency is a no-win situation. Many companies allow or even encourage representing both sides of the transaction. Agents call it double-dipping and they love it–they get twice the money. At Sage, we never do both sides of the deal. But how does an agent decide which way to “lean” when there are questions about how to agree on a price or what to do if the inspection reveals problems or how to proceed if the buyer´s financial situation seems shaky or the lender has a bad reputation (we could go on and on). A recent survey found the almost half of real estate customers believe that dual agency can create conflicts of interest.

Confidentiality

An agent representing a seller once disclosed that her seller had relocated and would “probably take $30,000 less than asking price” for the house. We never disclose our buyers’ motivations or financial ability to pay more than the price of a house.

No Conflicts

We do not benefit financially from any recommendations we make to our clients. Many real estate companies tout their title and loan capabilities but buyers who use these services do not benefit from shopping the costs and they have little leverage if the companies do not provide the service they require. The real estate companies also benefit financially from these ancillary services. We never recommend that buyers use any service where we benefit. We only recommend companies that we think will do the best job. Sage policy prohibits accepting referral fees, free lunches or other perks from vendors.

No Fee

All the big name companies use a form of buyer agreement that says a fee may be payable BY THE BUYER under certain circumstances. Sage´s form of agreement does not require that the buyers pay Sage under any circumstances. Our fees are part of what the selling agent receives and is required to share.

Satisfaction Guarantee

We are so sure you will like our services that we let you terminate our agreement with you at any time, for ANY REASON. This means if you want to use another agent, you just let us know. Most of the other companies have minimum terms for the contracts, many for as long as one year!
