Find an agent that you trust to explain the process and do right by you.
Forgot about specialty titles and designations; Trusting your agent is the most important asset when buying a home.

Research an agent like you would a financial planner or a doctor.
Read reviews, contact references, meet in person and ask hard questions. Remember, this person is helping you with what is likely one of the top financial decisions of your life.
Sage is made up of Main Line Real Estate agents who put the clients’ needs first—ahead of friendships with the agents in the same office, ahead of the house with the highest commission, ahead of the “deal.” If we think the house is not right for you we will say that. We make every effort to be up front and honest with our clients. If we think you are pricing your home for sale in a way that will hurt you in the long run, we will tell you that too.
An agent representing a seller once disclosed that her seller had relocated and would “probably take $30,000 less than asking price” for the house. Another agent told me her buyers really wanted the house and would pay more than their offer. We never disclose our buyers’ motivations or financial ability to pay more than the price of a house. Get a contractual obligation!
If you are a buyer, sign a contract that says the agent will have a duty to you.
In many cases the agreement states that you must use the agent exclusively for a stated period of time. At Sage, we ask our clients to agree to similar terms, but with the stipulation that the client remains happy. We will terminate the contract at any point if you are dissatisfied with our service. It’s extremely rare to find an agency that abides by the same practice. We are committed to do our best for you.
If you are a seller, beware the listing agreement that requires you to pay even if the transaction does not close or to use the company’s title agency. Read carefully that if the buyer is unrepresented, you will still pay the full commission and guess who takes it all home? Long terms are common with other company’s listing agreements– sometimes you are committed up to a year. At Sage, we are not beholden to shareholders, so we can use our own form of listing agreement that can be tailored to YOUR needs.

QUALITY OVER QUANTITY

Don’t Get Distracted By Big Numbers

Beware of the “market share” speech an agent may pitch to you. A particular agent may tell you their company has most of the listings in the area, which they say makes them an expert on the Main Line. Perhaps they try to impress you with the millions of dollars in Main Line listings they have sold. These things are very likely not in your best interest.
Sage can help you buy just about every home listed, no matter the listing agency. Our agents can help you sell to all potential buyers in the market because close to 100% of Main Line real estate is offered through the Multiple Listing Service (MLS) available to all participating REALTORS®. Sage can sell or buy any house and we are not co-workers of the agents who will be on the other side, so we can fight tough for you. We are agents with expertise and experience buying and selling on the Main Line.

Working with a company that permits dual agency is a no-win situation.
Many companies allow or even encourage representing both sides of the transaction. Agents call this double-dipping, as they are working on both sides of the deal and receiving twice the amount of money. At Sage, we never work on both sides of the deal. There are too many ethical circumstances that arise during such dealings. How does an agent decide which way to “lean” when there are questions regarding price? What would an agent do if the inspection reveals problems? How would an agent proceed if the buyer´s financial situation seems shaky? What if a lender has a bad reputation? These are all very common situations your agent may have to deal with during your negotiations.

Sage does not benefit financially from any recommendations we make to our clients. Many real estate companies tout their title and loan capabilities but buyers who use these services do not benefit from shopping the costs and they have little leverage if the companies do not provide the service they require. The real estate companies also benefit financially from these ancillary services. We never recommend that buyers use any service where we benefit. We only recommend companies that we think will do the best job. Sage policy prohibits accepting referral fees, free lunches or other perks from vendors.

Dual Agency is a Bad IdeaH

No Fee Due to Buyer’s Agent at Sage

All the big name companies use a form of buyer agreement that says a fee may be payable BY THE BUYER under certain circumstances. Sage´s form of agreement does not require that the buyers pay Sage under any circumstances. Our fees are part of what the selling agent receives and is required to share.

 

Satisfaction Guarantee

We are so sure you will like our services that we let you terminate our agreement with you at any time, for ANY REASON. This means if you want to use another agent, you just let us know. Most of the other companies have minimum terms for the contracts, many for as long as one year!
