Most home buyers are savvy consumers–they research the process on-line. They look on-line for houses. They check values on-line (even though those values are often wrong). Many loan shop on-line. But not all the work is done with a computer. They also talk to their friends and family about the home buyer process. And the overall general theme of these conversations is how sla

nted it is against the home buyer. How careful you must be. Horror stories about bad choices that ended up costing people their homes or their life savings. Evidence that everyone is out to get you. Proof that you cannot trust anyone.

Sad that some of this is actually the case. The industry is not hard to get into–you just take a class and pass a test. There is ver

y little cost to become an agent. There is an equally-broad spectrum of ability in the peripheral players–the loan officers, inspectors, appraisers and title company representatives. So bad results can occur.

 

But those are the stories that get passed around like a viral YouTube video. Bad, scary, dramatic news is much more likely to be received and internalized. Residential real estate transactions are complex, emotional events friends talkingwith a lot of players and a lot of room for mistakes.

Some of the totally incorrect things that ‘”friends” tell home buyers would be funny if they weren’t so important. That all appraisers now have to be brought in from outside areas so they won’t have a bias toward a local neighborhood. That all local municipal inspectors will confirm that repairs the seller made were done correctly and you can rely on them. That an offer has to be responded to within 48 hours. That lenders can add charges at the closing without having disclosed them in advance. That short sales are the best way to buy a home in every circumstance. That all offers should be made at least 20% under the list price. That a home cannot have a powder room directly adjacent to the kitchen. That you cannot find insurance for a home with knob and tube wiring.

With the mind set of caution and mistrust in many home buyers a given, what can the residential real estate business do to help? How about recommending and promoting the use of educated, ethical and skilled members of the profession? Why not give home buyers a way to distinguish between the thousands of agents that are licensed to find the ones that really do know what they are doing and can navigate the process with success?

What can the skeptical home buyers do to increase the odds of a better result? Look for that agent with experience, ethics, negotiating skills and business acumen. Spend some time researching that aspect of your purchase. And be sure to include those very few exclusive buyer agents out there. The ones that ONLY represent buyers. Never take listings or work for a company with listings to sell. Find one with experience, training, honesty and proven results.
