Learning About Homes for Sale in Ardmore, PA

If you are looking for suburban Pennsylvania homes for sale, Ardmore is a great place to start. Originally called Athensville, Ardmore began as a 410 acre piece of land purchased from Welshmen by Richard Davis. The land was first settled by Welsh farmers and millers, then attracted Germans and Irishmen as well. Between the village’s inception and 1800, milling and other industries flourished and then in the 1800s, grand estates were built. Government was established in 1900

Getting to Know Ardmore and Its Homes

Now, Ardmore is a suburb on the near west side of Philadelphia, primarily within Lower Merion Township in Montgomery County and is the seat of Lower Merion Township. However, the area also includes what is known as Ardmore Park in adjacent Haverford Township in Delaware County. From 2004 to 2006, Ardmore’s business district engaged in a hotly contested eminent domain battle. However, a grassroots organization called the Save Ardmore Coalition banded together with other local groups and businesses and won the fight in 2006. A redevelopment group sought to tear down some historic buildings to build more commercial property. After the two-year battle, the Lower Merion Township Board of Commissioners ended the conflict by adopting a resolution that denied private redevelopment projects the use of eminent domain.

The population of Ardmore is 12,867 and 25% of households make between $60,000 and $100,000 per year. Per capita income is $46,793 vs. $36,111 in 2000, and is 64% higher than the national average. Home or condo values in the area have risen from $155,800 in 2000 to $299,000, which is 70 percent higher than the national average. A main line home for sale that pops up here, is gone fast.

Ardmore has many desirable amenities, including unique shopping opportunities: a town-center type shopping mall known as Suburban Square that opened in 1928 is a welcome change from giant malls and a line of individually owned stores housed in historic buildings on Lancaster Street adds character. Ardmore also boasts a busy train station which opened in 1873, three parks, a public swimming pool, Main Line Conservatory Music School, Lower Merion High School and numerous living options that include smaller flats and apartments in addition to large, beautiful homes for sale in Philadelphia.

Featured Testimonial

I moved to PA from Washington State and learned that realty is local. There were things that I thought I knew about buying a house previously but boy was I wrong. Linda was very patient with me but also did not hold back when she saw potential problems, and always made sure I had all the information I needed before making a decision and didn’t belittle concerns to just get a sale. Above all else, and this was the most important thing to me, Linda has a high ethical standard, is very transparent in her approach and is someone I trusted making one of the biggest decisions of my life. – A.
