For many years, we practiced an obscure form of agency, wherein we were known as exclusive buyers agents. Sage only represented buyers and developed practices, procedures, forms and attitudes tailored just for buyers and their special issues. Recently, we moved to a more recognized agency called simply buyer’s agency, for our buyer clients, because we decided to accept listings under certain circumstances.
Sage is committed to showing buyers all available homes, pointing out their features (good and bad), providing financing advice and submitting offers in the best light for the buyer. And we still do that for our buyers.
Why this is Good for You
NO DUAL AGENCY
Many companies whose agents are permitted to practice what is called “dual agency” tell you there is no problem with their agents being on both sides of the transaction. Except that the duties of full disclosure and confidentiality are in direct conflict. Which one do they choose? Do they tell the seller that you need to move by year-end? Won’t that affect the price?
TRUE CONFLICT – FREE REPRESENTATION
If you sign up with a large company, the house you go to see may be listed with one of their agents. A friend of your agent, perhaps. Or maybe the listing agent also may want to represent you.
