A Day in the Life of a Main Line Realtor® – Part 5

What a change Spring has brought for this Realtor® and our Main Line area! People are popping up like the manyMain Line Realtor colorful bulbs that appear this time of year in our beautiful Philadelphia Main Line.  New clients are fun and I love the process of getting started with them. Thankfully, past clients have been sending potential buyers my way lately and those are always the best folks to help.  They already understand the need to find the right agent first and they have a sense of comfort having been referred by someone who had a good experience.

It is a challenge even for those who are comfortable with the buying process already if they are coming from out of town—the case with one new couple.  The logistics of visiting here while still trying to sell their existing home is a bit daunting.  Our Main Line market is still tight so buyers have to act fast and often compete with others for the same house if it is a good one that is well priced. What seems to help is a daily email with the new houses on the market and a commentary that gives them an idea of the location, schools and other amenities nearby, general quality of that age home in that neighborhood, and other helpful observations. Armed with this information, when they are able to visit, they have ideas about our good areas and those houses they have liked in the photos, so we can jump on anything new that comes on the market in those neighborhoods.

My other relocating buyers are in the final stages—having found the house in the elementary school area they wanted, beaten out other offers, gone through inspections, and obtained their mortgage commitment.  Today they are taking advantage of a provision I always add to a deal that allows them to visit the house before closing.  This is something all buyers find they want and need but which is not in the standard agreement.  Today I will sit at the house with them while they measure for furniture placement and have contractors come and give estimates.

Closing is nearing for another set of buyers who have been renting for quite a few years after selling their house out west. They have been saving and looking for the perfect house.  Some folks want to take their time, which is understandable.  It is quite amazing that they found something they love even in the Spring while many others are looking.  Again, a multiple offer situation, but they were successful and are seasoned buyers, so the process is less scary for them. In this case, they are working well with the seller to have some items repaired which could for many buyers be antagonistic and stressful.  It has been a pleasure to assist them get to the final stages.

This is the time when I am pleased to have clients getting to the finish line but also hoping for more new clients.  Referrals and word of mouth are the best means to this, but there are other tried and true methods, so this Main Line Realtor® will turn to marketing ideas today!
