A Day in the Life of a Main Line Realtor® – Part 9

Main Line RealtorBeing a Main Line Realtor is my dream job, really. You want entrepreneurship? Nothing beats the job of a Main Line Realtor who has no association with the big firms in the area.  I have to be good at marketing, salesmanship, psychology, negotiating, construction methods, legal matters, office leasing, hiring and time management. But I also get to set my own hours, select my clients, hire the best associates, and support my favorite causes through my company.

Recently, a friend decided to list her house with me. I am fortunate in having an associate who specializes in the Main Line neighborhood where this house is located and we worked as a team to come up with a strategy that resulted in my friend getting much more for her home than she had expected.  Truly a win/win situation.

What I hate about taking a listing from a friend is that you have to tell them to do things in order for their home to sell. Most people love their home the way it is!  So having my associate explain that the books needed to be thinned out, the wood floors should be exposed, the deck should be power-washed and the roof had to have the leaves blown off was such a relief to me.

Luckily, we had another friend living in the same Main Line neighborhood who had recently done all the hard work as well, and we sent our new clients over to talk to her about how she did it.  What a great idea!  Both clients agreed– though neither of them liked the resulting changes, they understood now that they needed to focus on what the potential buyers wanted.

We had the tough conversation about the listing price where we stressed the importance of pricing the home at or slightly below the market price, a concept very difficult for sellers to accept. However, after some discussions about the home’s desirability as one of the few well-priced homes in an otherwise expensive Main Line neighborhood, our sellers made the choice to go with our advice.

With the buy-in of smart clients, the excellent help of my associate and the truly stellar location of this Main Line home, we managed to garner 3 offers and the clients ended up with a signed offer at significantly higher than the asking price within a week.

As a result of all that,  this Main Line Realtor is feeling both happy and sad. Happy for great associates and good results but sad to say good bye to friends who will be moving out of state. Thank goodness for Words with Friends!
