A Day in the Life of a Main Line Realtor® – Part 21: Highly-Skilled Main Line Realtors® Offer Home Search Advantages
If the mantra “Location, location, location” is for where to buy your next home, then “Spring, Spring, Spring” is the mantra for when to buy: at least on the Main Line of Philadelphia. But this Spring has been tough on buyers due to a shortage of good houses on the market. In our office, we have at least 4 buyers who cannot find a home despite active and thorough searching assisted by the highly-skilled Main Line Realtors® at Sage.
On the flip side, our latest Main Line listing sold in only a few days for over the asking price. This client was a builder, not someone living in the home, so that may have made it easier to get it to market. Sellers need something to buy, and are not sure they will be successful, so it is a vicious cycle that they are hesitating to put their houses on the market. The ones who do are having good results.
Usually this Main Line Realtor® likes the buyer-side of the residential home business. I liken it to being on a dating site, where I can select the best match for my client. At any given time, there are only a few homes for sale that have the quality, location and correct pricing that I look for in a potential home for a client. I guess that makes me “picky!” I have to laugh when I see those home shows on TV where the agent seems to love every room of every house he or she shows to the buyers. My buyers get to hear me criticize things I don’t like, but I think they appreciate that.
A good Main Line Realtor® needs to understand the way homes here are built and some of the weaknesses and concerns that arise. Having renovated homes here and attended countless inspections, I know how to spot issues we find often, such as water penetration in basements, stucco installation mistakes and out-of-date heating and air conditioning systems. My focus is on the expensive and troublesome fixes –not some unattractive wall paint or other minor issue.
With the warmer weather, I expect lots of homes to come on the market in the next few weeks and my buyers should have some good options. I am up early looking at the new listings so we can be one of the first ones in to see the homes that look promising. With lots of competing buyers out there, this Main Line Realtor® wants to be the early bird that catches the worm!
