A Day in the Life of a Main Line Realtor® – Part 20
Spring is supposed to be here. The first day was yesterday. But this Main Line Realtor® is not seeing the usual signs. First of all, we are experiencing a huge snowstorm! No one wants to have their house on the market in this weather! The low inventory has affected the entire United States, but weather issues plus low inventory can make a Main Line Realtor® a little dispirited. My instinct (usually reliable) is that we will have a burst of new listings as soon as this weather changes, which would be wonderful news for my buyers. They are just not finding anything right now. At least they believe me that I am telling them everything that is available. Many buyers are suspect of the process and particularly about knowing all the houses that are for sale here on the Main Line or wherever they are looking.
On-line resources are both a boon and bane for agents because they help buyers feel they have alternate sources but they also provide a lot of mis-information that needs to be corrected during the home search process. Only the multiple listing service that Realtors® subscribe to has requirements that the data be accurate and up-to date. Other sites then “pull” certain pieces of information and post them, but do not always keep the site current and do not always pull correctly. Realtor.com is the most accurate, as it is part of the National Association of Realtors®. But even that site can have issues.
This Main Line Realtor® has tried to contact sites such as Zillow and Trulia to correct issues for homes, including one home that my sellers closed on where the new buyer was concerned that the photos and sales price kept showing up on-line, and she felt it was a privacy violation.
I hope something wonderful comes on the market for my buyers as soon as this snow stops! We are ready to move, with pre-approval letters from experienced lenders and good knowledge of market prices so we can make a strong, competitive offer in what will likely be a multiple offer situation. This occurs when a good Main Line agent finds a solid, well-located home which is correctly priced. There will almost always be another good agent who has made the same evaluation. Then this Main Line Realtor® has to pull out her bag of tricks to make our offer the winning one! Stay tuned!
