A recent blog by Trulia noted that home affordability is at the highest point in forty years, with the exception of the housing crash in the early 2000s. According to the article, mortgage costs may increase as well, and these play a bigger role in overall affordability than actual home prices.

Some days are really good days in the life of this Main Line Realtor®. Recently it was closing day for one of my clients. Actually, it was 3 clients. A mother, her son and her daughter-in-law. They had been looking for a home where they could give the mother a space of her own without stairs. We looked for quite a while unsuccessfully and then one morning a house came on the market and I knew it was the right home before we even went to see it. That confidence of knowing the right house for a client is something I have had the good fortune to develop over the years I have been doing real estate. It is not borne out of my taste or my prejudices or opinions about houses (and I have many), but from observing the reactions and comments of clients as we look at the homes that they did not want to buy. In this case, I had 3 opinions to mesh together, but it was clear to me that the mother’s wishes were to take precedence with this family. And she loved midcentury modern architecture. I am not a fan of most homes built in that era, as I have found the construction quality to be lacking in most. First Time Homebuyers Savings Account Could Make Homeownership Possible

May 25, 2018 – Wayne, Pennsylvania – A new Pennsylvania bill could bring home ownership within reach for more first-time buyers. The Bill, called “First Time Homebuyers Savings Account Act,” would allow eligible Pennsylvania residents to open special savings accounts and claim state tax deductions for savings toward home purchase expenses, including a down payment and closing costs.

But this Spring has been tough on buyers due to a shortage of good houses on the market. This client was a builder, not someone living in the home, so that may have made it easier to get it to market. This Main Line Realtor® is singing the same blues again this month. Still not a lot of inventory out there and Spring has been taking its good ol’ time getting here! That means, of course, that buyers are competing for the same small group of homes. This means multiple offer situations and those require some skilled buyer representation, for sure. I notice there is a lot of advice out there about what to do in a multiple offer situation. I have a good record at getting my buyers’ offers accepted and I attribute that to only one thing. Attention to each particular seller’s concerns. There are no 2 situations alike when it comes to a seller who finds robust interest in his or her home when it goes on the market. So many factors come into play. What price did they start with? What is the home worth? How quickly are the offers received and what deadlines do they have? What advice is their agent giving them? What bad experience have they had in the past or heard about from their friends that they seem to want to avoid? The goal for all sellers is to keep as many interested buyers bidding for as long as possible in order to get the highest possible price. Downsizing sounds like a great idea when your kids are out of the house and you want to start paring down expenses for retirement, but when you start seriously contemplating, the process, you may find yourself overwhelmed.
