As a Main Line Realtor®, I generally work with one or two clients at a time. In part, that is how the business comes in and in part, I screen new clients and refer out those I do not think will be a good fit or who need something I am unable to offer. In my previous career as an attorney at a large law firm, I was taught to treat each client so that they think they are the only client you have.  That was one of the definitions of excellent client service. With that comes, of course, the expectation that you are available 24/7. As my latest client noted in a text to me recently: “You know you can have no life, right?”

Radnor Township Housing Market in October 2017

The Radnor Township housing market stayed strong in the month of October. Twenty five homes were sold. The average days- on- the- market was 56 days, which was down from 62 days in September. The percentage of listing price was 95%, up from 91% the month before—and 5 were over asking!

Why Is NOW the Time to List Homes for Sale in Bryn Mawr?

Many people think that Fall is too late to list homes for sale in Bryn Mawr. This fall, the real estate market is still very active. We just posted Radnor home sales for September—25 homes were closed in September, which was the same number sold in August, and the rest of the Main Line is seeing this year’s seller’s market continue as well.

The Radnor housing market didn’t slow down in the month of September. Twenty five Radnor Township home sales occurred in September: the same number that settled in August. The average days-on-the-market was 62 days, up from 47 days in August. The percentage of listing to sold price was 91%, which was a slight decrease from August’s 94%. Overall still a strong market in a month we usually see it slow down. Main Line real estate is a market well known to all who live here, but a mystery to those from the outside.  This Main Line Realtor® knows how difficult it can be to explain the area that I cover. Although all the towns are distinct in character, they run one into another with no break or visible boundary line, making it difficult to search for homes using the traditional means. “What do you mean,” out-of-town clients ask, “How can the area cover 3 counties and multiple townships? What is a Township anyway? Why is one zip code used for areas that are in 3 counties?  Why don’t you just call it ‘Villanova’ or ‘Devon’ or ‘Ardmore’?”
