A Day in the Life of a Main Line Realtor® – Part 7

This is the time of year for more-than-full-time hours for this Main Line Realtor®.  When business is slow, such as during the winter holidays, this Main Line Realtor® complains, but drafting contract addenda at 11 PM on a Sunday is not a bed of roses either!   But it is all good!  Main Line real estate is booming, particularly for sellers, who are receiving multiple offers. We have 2 buyers closing this month who were in multiple offer situations and got the house, which is great, although it does present a challenge as we go through the inspection and final issues when the seller knows they have the leverage of perhaps one of the other offers still being in the wings. Another set of friends is down-sizing out of state and listing their home with us.  I love helping people I know get to the right place!  These friends, like many, have over 30 years of “stuff” to re-allocate to their new place, a resale outlet, or to the curb. Tough choices.  And the timing has to be perfect with the new home closing preferably after the old one sells, so they will not have to liquidate investments. Like most down-sizers, they prefer to pay cash rather than take on another mortgage. Timing is the aspect of real estate that should get a whole lot more attention from the agents than it does, in this Main Line Realtor’s® opinion. We are fast approaching the busiest time of year for Main Line Realtors® and Main Line real estate in general. We have 2 closings this month, have interviewed 4 new clients, have been on a listing presentation and unfortunately lost out on a house that had 4 other offers. The house was for our buyers who really need to find a home quickly (due to the imminent birth of their 4th child). Do you believe it? Five offers on this house located in a top neighborhood, priced exactly right and in pristine condition. That is the way to do it when you sell.

What a change Spring has brought for this Realtor® and our Main Line area! People are popping up like the many colorful bulbs that appear this time of year in our beautiful Philadelphia Main Line.  New clients are fun and I love the process of getting started with them. A Day in the Life of a Main Line Realtor® – Part 4

Spring has come early to the Main Line this year and this Main Line Realtor® is hoping lots of sellers get their homes on the market soon so my buyers have some nice ones to go see. It has been feast or famine.  The houses that are available have been on the market for a while, which likely means there is a reason. The new ones get attacked by the potential buyers like dogs fighting over a bone, and then we have the dreaded “multiple offer situation.” Though the Main Line has solid housing stock that maintains value better than most areas, limited supply makes it tough for buyers to get into the market to benefit from that appreciation.
