Exclusive Buyer Agent Loves Bryn Mawr Real Estate:
Something for Everyone
As an exclusive buyer agent for Bryn Mawr real estate, I hear everyone talking about what is happening to the value of homes in our area. There were huge rates of appreciation a few years ago and then we hit a snag. For the last few years, the market for Bryn Mawr real estate has been disappointing, but not nearly as dire as the media would have us believe.
Remember: Main Line Homes Are Valued by Neighborhood
When an exclusive buyer agent such as Linda Walters shows a potential home buyer a Bryn Mawr home, she has to explain how a neighborhood can affect the price of a home. Zip code 19010, Bryn Mawr, for example, is partly in Delaware and partly in Montgomery Counties. The median price of a sold house last quarter in the Delaware County part of that zip code was 323,500, up 11% over the same time last year. The average price of a home in the Montgomery County part of that zip code for the same period was $755,000, up 8.6% over the last year. So there are homes priced for all buyers in the Bryn Mawr real estate market and the value is increasing overall. Northside Bryn Mawr real estate continues to be the highest priced, but more affordable homes can be found south of the town center.
Main Line Homes Close to Public Transportation Command a Premium
An exclusive buyer agent in any area, but particularly in Bryn Mawr, knows how certain factors play a part in real estate values. People who buy houses put proximity to transportation high on their priority list. Bryn Mawr real estate throughout the years has commanded a premium due to the excellent train service that runs through the area. The Bryn Mawr station is one of the main stations on the R-5 line, so many trains stop there and the parking lot is larger than most.
Bryn Mawr Real Estate Offers Unparalleled Culture and Educational Opportunities
Everyone who owns Bryn Mawr real estate, whether on the north or south side, enjoys the amenities it offers. They include: high-end shopping, an interesting mix of restaurants, a very fine library, weekend farmer’s market and one of the best theaters around. College student from Villanova come for the night life. The Bryn Mawr Hospital offers top notch care close to home with easy parking.
There are probably more institutions of learning in and around Bryn Mawr per capita than any other area of the state. Bryn Mawr College and Haverford College have a jitney service between them. Harcum College is down the street. Rosemont College is up the street. Three well-regarded private schools from K-12 are also in the area: Shipley, Baldwin and Haverford schools. The ability to live close to where your children go to school is another factor in making Bryn Mawr real estate very desirable.
