- Why select an Exclusive Buyers Agent over a Buyers Agent? An exclusive buyer's agent never has a house to sell you. Even if you have designated a "regular" agent to be your agent they may still have listings. They also may work for a company that has listings. That potential for conflicts can be eliminated by using an exclusive buyer's agent. Plus, it's like using a medical specialist. All they do is address buyer issues.
- Why don't you see Sage Realty signs? Sage is an exclusive buyer's agency. We never take listings, so we do not have For Sale signs. The only time you see a sign is when a buyer uses us to buy a home and allows us to put our sign up after the closing. Or maybe you've seen our signs at the SEPTA train stations.
- If an agent is compensated based on the sales price, won't that agent have an incentive to push a higher price? You might think so, but the difference in commission is actually not worth an unhappy client. If the agent has done his or her job you will be educated as to the correct price and will know you are not overpaying.
