  • Why select an Exclusive Buyers Agent over a Buyers Agent?  An exclusive buyer's agent never has a house to sell you. Even if you have designated a "regular" agent to be your  agent they may still have listings. They also may work for a company that has listings. That potential for conflicts can be eliminated by using an exclusive buyer's agent. Plus, it's like using a medical specialist. All they do is address buyer issues.

     
  • Why don't you see Sage Realty signs?   Sage is an exclusive buyer's agency. We never take listings, so we do not have For Sale signs. The only time you see a sign is when a buyer uses us to buy a home and allows us to put our sign up after the closing. Or maybe you've seen our signs at the SEPTA train stations.

  • If an agent is compensated based on the sales price, won't that agent have an incentive to push a higher price? You might think so, but the difference in commission is actually not worth an unhappy client. If the agent has done his or her job you will be educated as to the correct price and will know you are not overpaying.

 

 

 

  • If you attend an open house without an agent can you retain your own agent later if you decide to buy the house? Depends. Many listing agents will balk at sharing a commission if they feel they "sold" you on the house. Better to have your agent first.
     
  • What do you do if two of your buyers like the same house? If that ever happens (and it has not), we would discuss it with both buyers to see if there was any way they would be comfortable going forward and then if not, refer the last of the buyers to sign up with us to an excellent agent who works mainly with buyers (who was not with the listing company).    
     
  • How do you get good deals for your clients?  We always say that being a listing agent is like an arranged marriage (you have to take what you get), but being a buyer's agent is like going to Match.com. We find only the best homes for our clients and then we put together an offer with terms that you need and that a seller will want to accept. Each deal takes careful thought and crafting.
